Tenants

Tenants are screened to provide owners with quality renters and peace of mind that their investment will be well kept. Security deposits are always required and special requirements can be discussed with the owner.

Owner Arrivals / Cleaning Policy

Arrival 3:00pm and departure 10:00am. Upon guest departure, housecleaning is scheduled for as soon as possible and is dependent upon the individual cleaner’s schedule and the expected arrival time of the next guest. We will always try to have your unit in “ready” condition upon your arrival, but guest arrivals are prioritized first. If your arrival date is the same as the guest departure, (a turn-around-clean) housekeeping may not be able to have your unit ready upon your arrival. Cleaning crews will not clean if you or other persons are in the home. If you arrive without an owner block reservation, or prior to the normal check-in time of 3:00 pm, or prior to housekeeping inspecting the unit, Cleaning Company will not clean or inspect the unit. If your reservation is an “owner-block clean” the unit will be cleaned upon your departure, for which you will be billed. The above policies are strictly enforced and there are no exceptions.


Manditory Annual Deep Cleanings Requied and usually performed either directly after high season or during low season.

Please check your unit description and amenities for accuracy. Please inform us immediately if you notice any mistakes in your online property description or amenities. We encourage you to write a glowing description of your property and email it to us.

You should have an owners manual in your home for guest usage. Please provide us with a copy via email for electronic storage. If you have not written a user manual for your home, please do so. Guests really appreciate it and so do we, and manuals are a very important factor in reducing unnecessary service calls billed to your account.

Maintenance

The premier management package offers three main maintenance services for an incredible price.

Maintenance services available are as follows; pool cleaning, lawn and garden care (no treatment i.e. fertilizer), and interior cleaning. Any repairs that need immediate action, no matter the cost, will need to be approved by owner before any work is done. *Details available in Owner Agreement.

Property Management Agreement

Our Vacation Rental Property Management Agreement package will be sent to you. This comprehensive package includes:

  • The Property Management Agreement contract
  • Explanation of all fees
  • Examples of how your home will be marketed
  • Various forms for other services (i.e. preventative maintenance, annual deep cleaning, general repairs)
  • Resort property inventory requirements

There are a lot of details that go into listing a vacation rental property in our program. You can be assured that we have covered all of these details in our package.

Review and return all paperwork

The ethics and accountability of our company are unparalleled. We realize the importance of trust in our business and the value of your time. That’s why our contract is a “Continuous” agreement which automatically renews unless notice is given. We’ll show you how to block off time in your property online, as well as provide you with a user name and password for our “Homeowner Login”.

Once we have received your signed contract and all of the other information, we will move to enroll your home into our program. Photos and a video tour will be taken for our website and marketing portals. A housekeeping team and inspector are assigned specifically to your property. Any property short comings and remedies will be presented to you prior to making the listing active.

Managing your investment

Our reservations staff will work diligently to fill as many weeks as possible during the year to maximize your financial investment. Our seasoned maintenance staff is here to handle anything from a leaky faucet to deck repairs. Our Vacation Rental Housekeeping Professionals will be the eyes and ears for your property. A sincere interest is taken to maximize all of our marketing dollars to fill your vacancies. Our knowledgeable Homeowner Services Team will dedicate themselves to closely watching your rental income and working with each department to manage your investment to its fullest potential. Having proficient systems and adept policies to market and maintain vacation rental properties is our promise to you. Our Accounting Department makes sure your monthly statements arrive at the beginning of each month and revenue is forwarded by way of check.
